There are 4 types of concessions for homes:

Each concession has specific eligibility criteria—such as property value limits, residency requirements and timeframes for moving in. These concessions can significantly reduce or even eliminate your transfer (stamp) duty liability.

You can only claim 1 concession for your transaction.

There are also other concessions for transfers of family businesses and transactions involving superannuation funds.

The first home concession only applies to a home valued under $800,000 and can save you up to $24,525. It’s available when you are acquiring your first home that you will live in if you meet certain requirements. The home does not have to be brand new.

If you’re buying your first home to live in and it’s a new home, you might be eligible for a full concession—the first home (new home) concession. There is no value cap for this concession.

If you’re not eligible for one of these 2 concessions, you might be able to claim the home concession instead.

To apply for a transfer (stamp) duty concession, you must complete the appropriate concession form—such as for a home or first home buyer—and provide any required supporting documents (e.g. proof of residency or identification). These must be submitted when you lodge your transaction with Queensland Revenue Office (QRO), either directly or through your solicitor or conveyancer.

There are certain requirements when you receive a home concession. For example, you:

  • must move in within 1 year of the transfer date
  • must not sell or transfer all or part of the property before moving in or within 1 year of moving in
  • must not lease all the property within 1 year of moving in.

No, transfer (stamp) duty home concessions in Queensland are usually only available to owner-occupiers—people who intend to live in the property as their main residence. Investment properties and holiday homes do not qualify for these concessions.
